- Review Property in order to make recommendations for repairs or improvements to enhance marketability.
- Determine rental value using MLS rental comparables and other rental Website data.
- Execute Long-term Exclusive Right to Lease and Manage contract. Take marketing pictures, Determine Legal Ownership, Owner Identity and Rental Restrictions.
- Marketing to multiple sites to Maximize rental exposures, (some sites will require an extra fee).
- Follow up with owner by email while vacant.
- Perform Credit, Civil and Criminal Background check on prospective Tenants.
- Apply pre-established criteria for the acceptance or rejection of Tenant Applicants.
- Execute lease agreement with applicant and owners. Lease will be drawn up by an Attorney.
- Make Tenant aware of any Home Owner Association rental procedures.
- Facilitate pre-move-in inspection with tenant and document property condition.
- Collect rent and pay invoices.
- Resolve issues of Lease compliance professionally for tenant and owner
- Post 3-Day Late Rent Notices 5 to 7 days after rent due date.
- When necessary process evictions through an Attorney’s office.
- Provide IRS form 1099 with Full Year Statement summary in January of each year.
- Inspect property as needed for repair issues and approximately 90 days prior to lease end.
- Ensure minor and emergency repairs and routine maintenance are coordinated.
- Complete a move-out condition report.
- Make Security Deposit Claims as required by FL Statute Chapter 83.
- Disburse Security Funds as claimed or negotiated on owner’s behalf.
- Execute Lease Renewal or re-marketing to new tenant.
